Alicante, May 29, 2025. The Municipal Housing Board has pre-awarded the renovation works of 14 houses in San Gabriel to the company Aitana Actividades de Construcción S.L., with an offer of 1,148,062.85 euros and a 10-month execution period. The municipal autonomous body agreed to tender this project at the meeting of its General Board on Tuesday, April 8, with the aim of transforming the old teachers’ housing building into residences for first-time rental for young people under 35.
The proposal submitted by Aitana has scored the highest in the public tender, where Gestaser Obras y Servicios S.L. and Doalco also participated. The award proposal will need to be endorsed at the General Board meeting of the municipal autonomous body scheduled for June 6.
Carlos de Juan explained, «This is a priority project of the current government team within its plans to add new housing to the municipal social rental stock, in this case, to facilitate the independence of young people.» «We are working to expand the Municipal Housing Board’s housing stock with this project and with El Portón, which we expect to be completed around August, providing another 15 rental units for young people. Additionally, we are still in the bidding phase for another project with 32 social housing units on a municipal plot on Calle Ceuta in San Blas,» the councilor explained.
This project allows for the rehabilitation of the old teachers’ housing building located at Calle Fernando Díaz de Mendoza, 1 in the San Gabriel neighborhood. The property was transferred by the City Council to the Municipal Housing Board in December 2023 to increase the municipal housing stock designated for social rental. In 2024, the Board awarded the drafting and technical direction services for the works to Belmonte Botella, S.L.P., who presented the project in January 2025 to proceed with the bidding of the works in April.
Project Features
The planned intervention has six objectives: the rehabilitation of existing pathologies in the building, energy rehabilitation, improvement of accessibility conditions including the installation of an elevator, provision of telecommunication infrastructure, improvement of environmental conditions and urban image, and the rearrangement of floors to create 14 one-bedroom units, four more units than currently exist, and a common area facing the inner courtyard. One ground floor unit will be accessible for people with reduced mobility, in compliance with the General Law of Persons with Disabilities and Social Inclusion and the Universal Accessibility Law of the Valencian Community.
The Municipal Housing Board has requested European funds for its financing, as it aligns with the objectives of the Recovery, Transformation, and Resilience Plan, Next Generation EU funds, achieving an 80% reduction in non-renewable primary energy consumption by acting on the building envelope and installations.
